Highland Township, Michigan
PEA was hired to complete a master plan for a senior housing campus. PEA prepared multiple site plan concepts ranging from 100 units up to 2,500 units for various zoning densities including the existing single family zoning. Ultimately, we developed a continuum of care retirement community with a large array of amenities.
PEA worked closely with the Township and the community to develop a process for rezoning the land to a “conditional zoning” special use area, which would allow a senior campus development. PEA prepared plans and a report that included plan and elevation graphics, senior demographic data and an overview of the benefits of a senior campus. The conceptual plan and report were designed to help educate the public and the Township officials of the benefits of the conditional rezoning. As part of the planning process, PEA assisted the client with several public meetings and open house meetings to gain public input on the project.
